The Courtyards at Fullerton
The Courtyards at Fullerton transforms a complex infill site into a four-story podium community that integrates housing, commercial uses, parking, and shared open space within a cohesive urban development.
The 165,884 SF project includes 95 one-, two-, and three-bedroom residences, with 10% designated as affordable housing and a residential density of approximately 50 units per acre. Housing is organized above commercial space and a parking garage, with approximately 4,000 SF of ground-floor lease office and retail/service uses. Public and private open spaces are distributed throughout the development, including landscaped gathering areas, a community room, children’s play area, dog park, and resident courtyards. The architecture responds to the irregular site through connected building masses and an urban infill character, while the entitlement process included rezoning to R5/Mixed-Use, a lot-line merger, conditional use permit, and CEQA negative declaration study.
