1012 J Street
1012 J Street gives new life to an existing downtown Sacramento building through adaptive reuse, introducing residential living above active commercial space just two blocks from the State Capitol.
The 10,524 SF renovation converts a former office building historically occupied by a law school and library into a mixed-use development with commercial uses at the basement and first floor and four one-bedroom residences above. Approximately 3,000 SF of street-level retail is paired with a dedicated lobby providing stair and elevator access to the residential floor and basement, while the four residences range from approximately 560 to 650 SF. Because of its downtown location, the project is exempt from on-site parking requirements. A major façade renovation introduces brick veneer, black metal fenestration, and canopies, while accessibility, circulation, rooftop systems, and the existing structure are upgraded to support the new program.
